The UK’s fastest-growing property market: Purpose-Built Student Accommodation

Moving beyond traditional residential property, Purpose-Built Student Accommodation (PBSA) is gaining traction within the property market. While its popularity grows among students seeking modern living as opposed to traditional university halls, it’s gaining even more attention with investors looking for robust yields in an undersupplied market.

What is PBSA? 

Purpose-built student accommodation (PBSA) refers to housing which has been specifically designed for university students. Unlike the more traditional dorms, this type of accommodation has been built with students in mind. On-site amenities, pleasant living spaces, fast wifi and on-site management have become quite commonplace for PBSA developments.  

PBSA is privately owned and operated, whereas dorms are owned by the universities themselves. This has introduced increased competition to these traditional establishments.  

There is a variety of different types for students to choose from to meet their specific needs and budgets. While this can change from one development to the next, most have the following available:  

Studio Apartments - A single open plan layout apartment with a bed, bathroom and kitchen all in one. These offer the most privacy for students and typically appeal to post-grad or international students.  

En-Suite Apartment - This apartment type features a private en-suite bathroom. Unlike a studio apartment, en-suite apartments share a communal kitchen and lounge area with other students in the same flat.  

Cluster Flats - Cluster or shared flats offer students a private bedroom with shared bathroom and kitchen amenities. This form of accommodation does vary, as some will offer an en-suite bathroom.

What makes PBSA a good investment option?

One of the primary reasons this asset class is gaining popularity is due to the severe national shortage and the ever-increasing demand. Knight Frank reported that since 2012,  470,000 full-time students have entered the student population, whilst only 258,000 new PBSA beds have been added across the UK. 

This makes student property a good way to strengthen your portfolio. Unlike retail or office spaces, which are vulnerable to economic changes, PBSA is driven by demographic shifts.  With an increasing number of students applying to university in the UK wanting private accommodation, it offers a resilient investment option. UCAS surveys showed a 1.3 % rise in applicants to 665,070 in 2025.

What was once a new product competing with university-owned halls has become the most popular choice for both domestic and international students. While halls can provide convenience, many choose PBSA for better facilities and living conditions.

The benefits of investing in PBSA  

Strong rental yields - Leading regional cities are showing the most growth in PBSA due to their desirable locations, with smaller student hubs such as Stoke-on-Trent and Huddersfield also showing increased growth.  

Hands-Off Approach - An efficient method of investment with professional property management companies taking care of duties. This allows the investor to avoid any disputes, maintenance requests or the need to furnish the property.  

Low void periods - PBSA takes advantage of the academic calendar, resulting in tenants who are more regular and stable than the general rental market. This reduces the percentage of void periods, which can affect returns on traditional buy-to-let properties.  

No Stamp Duty - When you purchase a PBSA, the property may be exempt from stamp duty land tax (SDLT), saving investors' costs and allowing lower entry points. 

Low Entry Point - PBSA offers much lower entry points compared to most regular buy-to-let properties, making it more accessible to investors.

What does the future hold for PBSA?

With an increasing number of student applications and a continued shortfall of beds, the future looks bright for PBSA. As this gap continues to widen, it offers investors an opportunity to purchase an asset in a resilient market.  

A growing desire for efficient investment strategies means this hands-off approach offers a stable alternative to residential property.

Student property in major cities with high demand will likely see the strongest growth, with smaller surrounding student hubs following suit as they grow in popularity.
