What effect is unstable America having on the UK property market?

You can’t escape the latest news from America. It feels like there are new stories about tariffs, trade wars and political instability every day. That presents challenges for the rest of the world and has proven to be an unsettling factor for American investors.

Americans have proven they have an appetite for investment in the UK in recent years. Business and sport have both benefited from American money. Now, with the current instability, is it the turn of property?

Are more Americans buying UK property in 2025?

Americans have always invested in UK property in relatively small numbers. However, the recent political and economic instability in the USA has led to more and more investment from across the Atlantic.

Research from leading property portal Rightmove shows that the number of enquiries from US-based buyers has gone up 19% in the last year. That is likely for two reasons. Firstly, investors are looking to put their money in a safe location that will be less affected by local political and economic changes.

Secondly, from Americans looking to leave the USA and move to the UK. Data from the Home Office shows that the number of Americans applying for UK citizenship went up 26% last year. That was driven by a 40% increase in Q4 2024. That’s the highest level since the government started monitoring the data two decades ago.

Zeena Luchowa, a partner at Laura Devine Immigration, told the New York Times that the increase in enquiries was directly linked to the “political landscape” in America.

Luchowa added: “The queries we’re seeing are not necessarily about British citizenship – it’s more about seeking to relocate.”

Why is UK property appealing to buyers from the USA?

The UK has long been seen as a stable market and offers reliable growth for many years. That makes it a safe place to put money now and in the future – something that is especially valuable for worried investors at this moment in time.

For those moving to the UK, the quality of life and the lifestyle on offer are both extremely appealing. The UK offers good jobs, easy access to Europe, world-class culture and an extremely high-quality education system that makes it an easy choice for professionals and families.

Rightmove property expert Colleen Babcock says: “President Trump’s tariff announcements have led to more economic uncertainty globally, and we’re starting to see some of the effects of this on the UK property market.

“Whether it’s because the UK is seen as a more stable investment opportunity, or whether some buyers are considering a permanent move across the Atlantic, we’re seeing an increase in enquiries from the US.”

What effect will American investment have on the UK property market?

The most obvious effect is that there is now another growing group of buyers entering the market. While Americans are, for now, a smaller group than buyers from Hong Kong and China, the UAE and surrounding European countries, they still account for a large amount of money being put into the UK market. More investors and homebuyers looking to purchase property will raise demand – and property prices – even higher.

By looking more closely at the Rightmove data, we can see exactly what type of properties Americans are buying: “The majority (47%) of people are looking at smaller 0–2-bedroom homes, which suggests investment activity or a second home apartment, rather than a permanent relocation.

“However, 32% are looking at more mass-market, typical family homes of 3-4 bedrooms.”

That means boosts for the market in all of the most popular property categories. Whether you’re looking at city centre buy-to-let apartments or family homes, the new wave of American buyers will likely contribute to the long-term growth of the UK’s property market.

How can investors benefit from Americans buying UK property?

With the number of US investors and homebuyers growing, the best thing investors can do to make the most of this trend is buy UK investment property sooner rather than later. Demand is increasing, and the supply issue is no closer to being solved.

That makes this the ideal time to buy UK property and position yourself to earn the highest possible return on investment. Overseas investors are already making the most of the profitable regional markets, and all buyers are likely to benefit even further thanks to the effect of American buyers choosing UK property.
