Eastbourne

Introducing Eastbourne

Eastbourne is the largest town in the East Sussex County Council area and has played a major part in the county’s strong economic performance.

One of the UK’s top coastal destinations and the sunniest place in the country, Eastbourne is a new emerging investment hotspot. It’s a town where people love to live and work thanks to the exceptional lifestyle on offer, the great connectivity, the high-quality job opportunities and much more.

For investors, this is a growing market that has a range of strengths. A lack of housing, an extremely strong visitor economy, a growing population and a full slate of regeneration projects make this an investment opportunity that has so far gone under the radar.

Eastbourne economy

The region has a GDP of £10.7bn, according to the latest figures from the Council, which represents a growth of more than 50% since 2012. Over the same period, the average spending power of residents in Eastbourne has increased by 45.9%, and it continues to go up by 5.5% a year.

With that sort of income growth and the outstanding lifestyle available on England’s sunny south coast, it’s no surprise to see that real estate accounts for 24% of all economic growth in the county. That makes Eastbourne primed for growth and an investor’s dream. You can learn more about Eastbourne’s residential property future further on in this guide.

The Eastbourne Local Plan also aims to ensure that the town’s economy continues to grow. By 2035, 9,400 new jobs are planned for the town, equivalent to almost one job per 10 residents. This will keep residents living in the town and attract more people to Eastbourne for the long term, all of whom will need homes.

Population growth in Eastbourne

Eastbourne’s population is small at just over 100,000, but it is growing steadily. 2.3% growth was recorded over the last Census period, taking the town’s population to just over 103,000. By the end of this decade, the Eastbourne Borough Council Corporate Plan forecasts population growth of a further 3,000 people.

However, Eastbourne’s functional population is much higher than this, thanks to the visitor economy. At any one time, there are thousands or tens of thousands more people in the town. Even if people only stay for a few nights, they are quickly replaced by new visitors, which inflate Eastbourne’s day-to-day population.

Eastbourne Borough Council is aware that there are not enough houses to go around – now or in the future. The Local Plan Growth Strategy includes provision for an additional 6,401 new homes in the town by the end of 2039.

That’s an overall increase in the housing stock of 13%. However, economic growth is being prioritised, including the provision of new commercial buildings.
